What is flat roof coating — restore instead of replace

A roof coating is a liquid-applied membrane rolled or sprayed directly over your existing flat roof. It flows into seams and pinholes, cures into one continuous waterproof skin with no joints to fail, and reflects the summer sun instead of absorbing it. The old roof stays where it is — no tear-off, no dumpsters, no building open to the weather.

That's why coating has become the standard play for flat roof restoration in NYC: when the membrane is tired but the deck and insulation underneath are still dry and sound, a coating buys the roof a new service life at a fraction of replacement cost. When coating is right — and when the roof is too far gone

We'll say this plainly, because plenty of contractors won't: a coating is only as good as the roof under it. Coat a roof with saturated insulation and you've sealed the water in, not out. Here's the honest dividing line:

• Good coating candidates — roofs that are weathered, chalking, alligatored or leaking at seams and flashings, but still dry and sound underneath. Modified bitumen, built-up roofs, aged single-ply and previously coated roofs are all in play.
• Repair first, then coat — isolated blisters, open seams, failed flashings and soft spots get cut out and repaired as part of the coating job.
• Too far gone — widespread trapped moisture, saturated insulation, a spongy deck, or a membrane detaching from the substrate. Coating over these problems wastes your money — we'll tell you so and quote the roof replacement honestly instead.

Either way you get a straight answer, in writing, before any money changes hands.

Silicone vs. aluminum vs. acrylic — an honest comparison

There is no single best roof coating — only the right one for your roof, your budget and your maintenance plans:

• Silicone roof coating — the strongest performer where water sits. Silicone shrugs off permanent ponding, holds up under UV and stays flexible through freeze-thaw winters. The trade-offs: it holds dirt, it's slippery when wet, and once a roof is siliconed, future recoats generally need to be silicone too. For NYC roofs with drainage problems, it's usually our recommendation.
• Aluminum roof coating — the classic fibered silver coating for smooth-surface built-up and modified bitumen roofs. It reflects heat and shields the asphalt beneath from the UV that dries it out and cracks it — the most economical way to keep an asphalt roof alive. The trade-offs: it's a protective layer more than a waterproofing membrane, it needs renewal more often than silicone, and it's not the answer where water ponds. • Acrylic roof coating — a reflective, economical, water-based system that's easy to apply and easy to recoat. The trade-offs: it needs the right weather window to cure, and it wears under ponding water, so it belongs on roofs that drain properly.

The NYC flat roof reality: parapets, bulkheads and ponding

Coating a New York flat roof isn't just about the field of the roof — it's about the details that actually leak:

• Parapet walls — open coping joints and cracked parapet masonry feed water down behind the roof membrane where no field coating can stop it. We repair and seal parapets as part of the scope — and on buildings over six stories that work often overlaps with Local Law 11 (FISP) facade items. One contractor, one mobilization.
• Bulkheads and penetrations — stair and elevator bulkheads, pipe penetrations, vents and equipment curbs are where flashings fail. Every one gets detailed and reinforced before the top coat goes down.
• Ponding water — flat roofs in the city rarely drain perfectly. We clear and re-flash drains, correct low spots where practical, and choose the coating chemistry accordingly — silicone where water will keep sitting.

1. Free on-site assessment — we walk the roof, check for trapped moisture, inspect parapets, drains and flashings, and tell you honestly whether coating is the right call.
2. Fixed written quote — the system, the prep, the repairs and the timeline in one written price. No day rates, no revisions after the work starts.
3. Cleaning — the entire roof is power-washed and de-greased. Coatings fail from poor adhesion far more often than poor chemistry.
4. Repairs — blisters cut out and patched, seams sealed, failed flashings rebuilt, penetrations re-detailed, drains cleared. The roof is made sound before it's made seamless.
5. Base coat and reinforcement — seams, transitions, penetrations and parapet junctions get base coat with reinforcing fabric where the movement is.
6. Top coat at full thickness — applied at the film thickness the system requires, measured as we go. Thickness is the difference between a coating that lasts and one that looks good for two summers.
7. Final walkthrough — we inspect the finished roof with you and hand over photo documentation of the whole job.

How long a roof coating lasts

A properly prepped coating applied at full thickness typically gives a flat roof many additional years of service — often a decade or more depending on the system, the film thickness and the exposure. What shortens a coating's life is almost never the material — it's thin application, skipped prep and ignored ponding, which is why we skip none of the three.
