Facade Cleaning

Building Facade Cleaning Services in NYC, Yonkers & Westchester

Decades of exhaust, soot and acid rain leave even a well-built New York facade dark and streaked — and the wrong cleaning method can do more damage in an afternoon than the city did in twenty years. Tekno Construction provides building facade cleaning services across Yonkers, all five boroughs and Westchester County: soot, efflorescence, graffiti and biological growth removed with methods matched to the masonry, never blasted off it.

Free on-site facade assessment: (718) 772-8498 — or send photos of the staining, the white bloom or the graffiti on WhatsApp and we'll tell you honestly what it takes to bring the facade back. Every inquiry gets a response within 24 hours.

What New York does to a facade

Every facade in the city fights the same four attackers, each needing a different approach:

  • Soot and pollution staining — carbon from traffic and building exhaust bonds to brick, stone and terra cotta, turning red brick brown and limestone gray-black. It gathers heaviest under sills, cornices and ledges.
  • Efflorescence — the white, powdery bloom on brick and block. It isn't dirt — it's mineral salts carried out by water moving through the wall. Cleaning removes the deposit, but a bloom that keeps returning means water is still getting in — which is where our brick waterproofing work comes in.
  • Graffiti — paint and marker driven into the pores of the masonry. The longer it stays, the deeper it sinks.
  • Biological growth — algae, mildew and moss on shaded, damp elevations. It stains, traps moisture, and returns unless killed at the root.

The first job of a facade cleaning contractor is telling these apart — and reading what the staining says about leaks, open joints and failed sealants that cleaning alone won't cure.

Gentle methods for soft masonry — the part that protects your building

Most pressure-washing outfits won't tell you this: old New York brick is soft. A century-old facade has a hard fired skin over a softer core, and aggressive blasting — high-pressure water, sand, abrasive media — strips that skin off. The wall looks bright for a season, then drinks water and spalls through every freeze-thaw winter after — and brownstone, limestone and terra cotta fare no better. Once blasting opens the surface, the damage is permanent.

So we clean the way restoration masons clean:

  • Low-pressure washing — enough water to rinse, never enough to erode the surface or drive water into the joints.
  • Masonry-appropriate cleaning agents — detergents and restoration cleaners matched to the substrate; brick, brownstone, limestone, stucco and terra cotta each tolerate different chemistry.
  • Test patches first — on every substantial job we clean an inconspicuous test area, let it dry, and show you the result before the full facade gets touched.
  • No aggressive blasting on historic brick — ever. If a stain can only come off by sacrificing the face of the masonry, we'll say so plainly.

Softer methods take more patience than blasting — they're also why the facade still looks right ten years later.

Graffiti removal that respects the wall

Graffiti removal is a race between solvent and substrate: lift the paint out of the pores without etching a ghost of the tag into the masonry. We match the remover to the paint and the surface, and rinse at low pressure. On painted facades the honest answer is sometimes a clean repaint rather than a harsh strip — and for repeat targets, we can discuss protective options so the next tag wipes off instead of soaking in.

Facade cleaning before a Local Law 11 inspection

If your building is over six stories, it lives on the Local Law 11 (FISP) inspection cycle — and a dirty facade makes that inspection harder than it needs to be. Heavy soiling hides exactly what the inspector is there to find: hairline cracks, open joints and spalls disappear under a uniform layer of grime, along with the staining that would flag a leak. Cleaning ahead of the inspection gives the engineer a surface that can actually be read — and you a chance to fix small items before they're written up.

Because we do both the cleaning and the masonry restoration, the rig goes up once: the facade gets washed, defects get documented, and repairs get quoted while the access is in place.

Post-restoration cleanup — the finish the work deserves

A facade also needs cleaning right after it's been repaired. Repointing, brick replacement and patching leave their own residue — mortar smears, dust films and the hazy bloom new mortar pushes out as it cures. A restoration wash removes the residue and evens the facade so new work blends with old instead of announcing itself in bright patches. It's how our own exterior restoration projects get finished — and we offer the same cleanup after repairs done by others.

Bundle cleaning with repairs — one rig, one mobilization

On most facades the expensive part isn't the washing — it's the access: the scaffold, the rig, the sidewalk protection. That's why the smartest time to clean a facade is whenever that access is already up: if we're repointing, replacing brick, waterproofing or working through FISP repairs, adding the cleaning to the same mobilization costs far less than a separate rig a year later. It works in reverse, too — a cleaning that reveals open joints or failing sealant rolls straight into a written repair quote. One contractor, one setup, one finished facade.

Our facade cleaning process

  1. Free on-site assessment — we walk the facade, identify what each stain actually is, and tell you honestly what cleaning can and can't fix.
  2. Fixed written quote — methods, prep, protection and timeline in one written price. No day rates, no revisions after the work starts.
  3. Test cleaning — a discreet test patch proves the method before the full elevation is committed.
  4. Protection and containment — windows, storefronts, landscaping and the sidewalk below protected; runoff managed responsibly.
  5. The cleaning itself — applied and rinsed in controlled passes at low pressure, elevation by elevation.
  6. Walkthrough and honest reporting — we review the finished facade with you and flag anything the cleaning revealed, so small problems get fixed small.

Where scaffolding, sidewalk sheds or street access are involved, we handle the DOT/DOB paperwork and filings ourselves — you make one call; we do the rest.

What determines facade cleaning cost

No two facades price the same, so we don't guess over the phone and we never publish one-size-fits-all rates. We visit your building free of charge, examine the actual staining and masonry, and hand you a fixed written quote — no obligation, and no revisions after the work starts.

Your price is determined by:

  • Facade size and height — square footage drives the job more than any other factor
  • Access — a two-story walk-up washes differently than an elevation needing a rig and sidewalk protection
  • Type and depth of soiling — decades of carbon, set-in graffiti and recurring efflorescence take more passes than surface dirt
  • Substrate — soft historic brick and carved stone demand gentler, slower methods than hard modern masonry
  • Repairs bundled in — repointing, sealant and patching added to the same mobilization and quote

We respond within 24 hours and can usually schedule your visit the same week. Request your quote here.

Frequently asked questions

What is the best way to clean a building facade in NYC?

Start by identifying the stain — carbon soiling, efflorescence, graffiti and biological growth each need different treatment. The safest approach on almost every New York facade is low-pressure washing with cleaning agents matched to the masonry, proven on a test patch first. Aggressive blasting is never the answer on older brick or stone.

Will power washing damage old brick?

It can, badly. Historic brick has a hard fired skin over a softer core, and high-pressure washing or blasting strips that skin off — the wall then absorbs water freely and spalls through every freeze-thaw winter. Soft masonry should be cleaned at low pressure with appropriate cleaning agents, and that's the only way we clean it.

What is the white staining on my brick, and can it be cleaned off?

That's efflorescence — mineral salts carried to the surface by water moving through the wall. It can be cleaned off, but if it keeps returning, water is still getting in, and the real fix is the moisture path — open joints, failed caps, an unsealed face — not just the symptom. We assess both at the free visit.

Can graffiti be removed without damaging the masonry?

Usually, yes — if it's treated correctly and reasonably soon. We match the remover to the paint and the substrate and rinse at low pressure, so the paint lifts out of the pores without etching a shadow into the wall. The longer graffiti sits, the deeper it soaks in, so earlier is always easier.

Should I clean my facade before a Local Law 11 inspection?

Yes — heavy soiling hides the very defects the FISP inspection looks for, from hairline cracks and open joints to the staining patterns that point to leaks. A cleaned facade can be read properly, and you get the chance to fix small items before they're written up. Since we do both cleaning and facade repair, both can happen on one rig.

How much does building facade cleaning cost in NYC?

It depends on the facade's size and height, the access required, the type and depth of the soiling, how delicate the masonry is, and whether repairs are bundled into the same mobilization — which is why we quote only after seeing the building. The on-site visit is free, the quote is fixed and in writing, and we respond within 24 hours.
